Guarantee Terms
Effective date: September 24, 2026
These Guarantee Terms explain how the performance guarantees offered by Your Home Sold Guaranteed Realty (“YHSGR,” “we,” “us,” or “our”) work, including The Six Figure Guarantee and The Million Dollar Guarantee, in the programs led by Todd Walters. They apply to every place a guarantee is mentioned: our websites, webinars, emails, texts, calls, social media, and events. They are part of our Terms of Use.
The most important thing to know: a guarantee exists only in a written Guarantee Agreement signed by you and by YHSGR after you are accepted. Nothing on a website, in a webinar, in an advertisement, or said by anyone on our behalf is by itself a guarantee, an offer, or a contract. If anything we have said or published differs from your signed agreement, your signed agreement controls.
1. The guarantees
| Program | For | Target | Term |
|---|---|---|---|
| The Six Figure Guarantee | Real estate agents | At least $100,000 in added net income | 12 months |
| The Million Dollar Guarantee | Team leaders | At least $1,000,000 in added net income | 18 months |
| The Million Dollar Guarantee (Broker-Owners) | Brokerage owners | At least $1,000,000 in added net income, and a brokerage built to sell as defined in the agreement | 18 months |
In each case, if a participant meets every requirement of their agreement and the target is not reached by the end of the term, YHSGR pays the participant the difference between the target and the added net income actually achieved, calculated and paid as the agreement sets out and subject to any limits in it.
2. Who can take part
- The guarantees are not open to everyone. Every application is reviewed, and acceptance is at YHSGR’s sole discretion. We may decline any application for any lawful reason.
- To take part you must be at least 18, hold any real estate license your role requires in good standing, and sign the Guarantee Agreement.
- Your agreement sets any other conditions of taking part, including any affiliation with YHSGR, fees, commitments, and the date your term starts. Your term starts only on the date your agreement says, not before.
3. What you must do
The guarantee rewards implementation. To keep it, you must, for the whole term:
- implement the system, plays, and methods we provide, fully and as instructed;
- complete the onboarding, training, meetings, and activity requirements in your agreement;
- keep complete, accurate business and financial records and share them with us when your agreement requires;
- keep your license, if one is required, active and in good standing, and follow all laws, regulations, and professional rules that apply to you; and
- stay enrolled and in good standing with YHSGR for the full term.
Your agreement lists the specific requirements and how they are tracked. Missing a requirement ends the guarantee unless we agree otherwise in writing.
4. How results are measured
- Net income means income from your real estate business after the business expenses the agreement defines, not gross commission income (GCI). Figures shown in testimonials are usually GCI and are not comparable.
- Added net income means the increase in your net income during the term over the baseline set in your agreement.
- The baseline, the calculation method, the documents that prove it, and how team, brokerage, and shared income are counted are all set in your agreement.
5. How to make a claim
- Send a written claim to legal@yhsgr.com within the claim period in your agreement after your term ends.
- Include the documents your agreement requires, such as tax returns, profit and loss statements, brokerage commission statements, and records showing you met each requirement.
- We may ask for more information and may have your figures reviewed by an accountant. We will review a complete claim and answer in writing within the time your agreement states.
- An approved claim is paid in the way and within the time your agreement sets out.
6. When the guarantee does not apply
The guarantee does not apply, and no payment is owed, if:
- you did not meet every requirement in your agreement;
- you left the program, ended your agreement, or were removed from it for cause before the term ended;
- your license was suspended or revoked, or you broke a law or professional rule in the course of your business;
- you gave us false, incomplete, or misleading information in your application, your records, or your claim;
- you sold, merged, closed, or substantially changed your business during the term without our written consent; or
- your claim was not made on time or with the required documents;
and in any other situation your agreement lists.
7. Important limits
- The guarantee is a promise to pay the difference under the conditions above. It is not a promise that you will earn any amount, and it is not an investment, a security, employment, or a partnership.
- Payment of the difference is your only remedy if a target is not reached. It does not cover any other loss, cost, or damage.
- The guarantee is personal to you and cannot be transferred.
- Any payment may be reportable income. You are responsible for your own taxes.
- Results shown on our sites are not typical. See our Disclaimer.
8. Changes, law, and disputes
We may change these Guarantee Terms for future participants. A change does not alter a Guarantee Agreement already signed. These Guarantee Terms are governed by the laws of the State of Georgia. Disputes are handled as your agreement provides, or if it does not say, as our Terms of Use provide.
